Many Property Managers believe that employing an external consultant to visit site and produce a health & safety/fire risk assessment and arranging for the fire alarm to be serviced is enough however this simply isn’t the case as the findings/recommendations of the assessment are only a snapshot of how the consultant found the property during their visit.

To ensure we stay on top of the finances, Colmore Gaskell will produce, and update on a monthly basis, a cashflow forecast which details the current years’ service charge budget, all fixed items of expenditure throughout the year, items of adhoc expenditure during each month and will show a variance highlighting the expenditure against budget for each cost centre.

The updated cashflow forecast will be sent to all Directors on a monthly basis as part of the monthly management report for your development.

Site Presence

In the property management industry, a common complaint from leaseholders is that they do not see their Property Manager on-site and can also find it difficult to get in contact with them to discuss any issues they have.

To address this matter, leaseholders of the sites managed by Colmore Gaskell are sent a schedule of site visits on a 6 monthly basis detailing the date and time of the inspection.

We encourage leaseholders to contact us if they would like to meet with us on-site to discuss any issues they have, show us any repairs which you have identified or to attend the site inspection to get an understanding of how we work.
